Accuracy and limitations
Why SeeMoney figures may not match your lender, and what our mortgage model deliberately does not include.
Why numbers may differ from your lender
SeeMoney is transparent about modeling assumptions. Common reasons your figures may not match a bank calculator or statement:
- Daily vs periodic interest - many lenders accrue interest daily; we calculate once per payment period
- Fees and charges - not included in our model
- Offset or redraw accounts - not modelled
- Rounding - lenders may round at different stages or use different day-count conventions
- Input snapshot - you enter balance and term; your lender uses actual statement data that may differ slightly
- Rate changes and special offers - honeymoon rates, fixed-to-variable transitions, and other lender-specific rules are not modelled unless you add them as events
What we do not model
The current version focuses on principal-and-interest amortisation with periodic compounding. Not included:
- Offset or redraw accounts
- Interest-only periods
- Account fees, establishment costs, or insurance
- Property value, equity, or LVR over time (planned for a future release)
